James Kang

Co-Founder and Managing Principal

James began his real estate career in 2000 as a real estate agent in NYC while attending New York University. Outside of his career as a real estate agent, James back in 2001 created a website to match international renters looking for shorter term leases in fully furnished apartments. In 2012, James began to invest in Atlanta, Georgia buying up single family homes to rent out. By 2015 the portfolio of Single-Family Rentals was a huge success and he duplicated this strategy in Cleveland, Ohio. James remains in both markets to this day. In 2016, James purchased an 8-acre vacant lot just outside of Philadelphia. Through many variance negotiations with local municipalities, he was able to get a 130- unit Condo/Mixed-Use building approved. Instead of developing, the approved plans were sold to local apartment operators. In 2019 James purchased an 11-unit rooming house on a beach block in Ventnor, NJ. He was able to successfully reposition the property into a very profitable short term rental operation. He and his team increased the NOI of the property by more than 250% and returned 120% of investor capital in less than three years. In 2020 and 2021, James purchased 5 townhomes through his Opportunity Zone Fund. Those properties were converted into a mix of One bedroom, three bedroom and 5-bedroom townhomes with average daily rates ranging from $300 per night to $2000 per night. James and his team also manage the short-term rental operation.

Kurt Kwart

Co-Founder and Head of Development

At 20 years old, Kurt co-founded an IT consulting company and bought his first property. A few years later, in 2004, he bought his first two investment properties. He grew the small IT business into an award-winning company with regional recognition before selling it in 2016. Part of Kurt’s motivation to sell his IT company was so that he could focus on real estate. In 2013 Kurt and his wife, Beth, began aggressively buying single family and small multi-family properties in Atlantic City. Kurt became a licensed contractor to service his own portfolio around the same time. Together they have managed rehabs/remodels on over twenty properties. Kurt’s entrepreneurial skills and business background have been a catalyst to their real estate success. Today their portfolio consists of a mix of long-term and short-term rentals in New Jersey, Pennsylvania, and Vermont.
Kurt currently works full time as a real estate investor and professional firefighter in Atlantic City.

Jeanie Kang

CFO

Jeanie Kang is a property manager and real estate investor. She obtained her real estate license in 2006 and worked for a real estate developer in Philadelphia for two years as their primary listing agent. From 2008 to 2017, Jeanie was the property manager of a Manhattan based real estate investment firm and oversaw a large portfolio of Class A office, medical and luxury residential apartments. She managed staff and all aspects of the day-to-day management of the properties.

Jeanie was able to increase rents above the average fair market rate in NYC while maintaining high tenant retention year after year. Her vast experience, attention to detail, and design and negotiating ability with vendors and contractors have helped ensure the on time and on budget completion of renovations and capital improvements. Her leadership ability has enabled that Manhattan based real estate investment firm to achieve returns on equity in excess of 100% per annum.

Jeanie currently own’s rental properties in Atlanta, GA and Cleveland, OH with her husband James and works full time designing and managing short term rentals.

Beth Kwart

Chief Compliance Officer

Beth is a full time property manager and former grant writer. She has been renovating and managing short- and long-term rental properties in her own portfolio since 2011. Beth worked as a grant writer and development director for several nonprofit organizations from 2009 – 2021. Her communication and customer relation skills from her nonprofit background have translated into highly reviewed short term rentals with repeat guests. Beth’s smart design choices put guest comfort and convenience first, with attention to detail that is noticed and appreciated by the people who stay in her properties. Together, Beth and her husband, Kurt, started aggressively buying single family and small multi-family properties in Atlantic City in 2013. Beth has managed subcontractors and been responsible for interior design aspects of all rehabs, which she continues to do today. Their portfolio consists of a mix of long- term and short-term rentals in New Jersey, Pennsylvania, and Vermont. Beth currently works full time managing home rehabs and short term rentals.

Tyler Vezina

General Manager

As the proud general manager of the Stay Coastal Capital Portfolio of properties in Ventnor and Atlantic City as well as the owner of Southpaw Painting LLC. My past experience includes property management for Ole Hansen and Sons Inc, general manager for Nixon Fiberglass LLC and over 10 years of painting, carpentry and general contracting. Growing up in the hospitality field with my family I learned the ins and outs of service. Today I strive to apply those instincts to accommodating our guests and keeping our properties held to standard I can take pride in. I live and work in Ventnor and Atlantic City so I’m always an earshot away from any of our properties . When I’m not at work you might see me riding my bike up the boardwalk or at the Ventnor library chess club! I believe in the mission of Air BnB to share beautiful spaces and introduce new experiences. As an avid traveler myself I’ve stayed in Air BnBs all over the US and Europe and am always excited to meet other hosts and bring my experience back to the Jersey Shore!

My expertise encompasses property maintenance, space planning, and coordinating internal and external relocations across diverse locations throughout New Jersey and statewide.

As an entrepreneur and owner-operator of a reputable LLC, I have successfully overseen and executed projects involving painting, wallpaper installations, and related repairs across multiple regions, including Vermont, Florida, New York City, and New Jersey. My commitment to delivering top-tier craftsmanship has garnered recognition and trust from clients and peers alike.

Furthermore, I have established a notable track record in property maintenance while collaborating with Stay Coastal Capital. In this pivotal role, I have skillfully maintained and managed AirB&B units located in Atlantic City and Ventnor City, New Jersey, ensuring optimal guest experiences and property preservation.
